Measurements described in the listing are for the image size of the painting only (height x width); the frame/matting size is not included unless mentioned.  A sincere effort has been made to mention or photograph any major flaws but all works including frames are offered "as is". If you cannot visit our gallery in person during the week of November 20th, condition reports are available for every lot in this auction.
